As a proud Tallahassee native, I bring deep roots and a profound understanding of this vibrant city. From growing up beneath the iconic canopy of North Tallahassee to earning my degree from Florida State University in 2018, I have cultivated a unique perspective and strong connection to the community we call home. 

For over five years, I have had the privilege of working with Proper-T Management Services, where I’ve combined my passion for customer service with over a decade of experience in the field. Customer satisfaction has always been at the heart of my professional journey. My commitment to clear communication, proactive problem-solving, and meticulous attention to detail has allowed me to consistently exceed client expectations and build strong, lasting relationships. 

As the Director of Operations for Proper-T, I am dedicated to upholding a strong work ethic, demonstrating unwavering reliability, and sharing my enthusiasm for fostering the growth and success of each incredible community that Proper-T touches. I am proud to contribute to Proper-T Management Services' reputation for excellence and look forward to continuing to deliver outstanding results. 

Outside of work, I find joy and inspiration in traveling to new places, exploring diverse cultures, and creating lasting memories. I also have a passion for cooking with and for my family, where the kitchen becomes a space for connection and creativity. Additionally, I love spending time outdoors engaging in activities like hiking, golf, hunting, and fishing—each offering a chance to recharge and appreciate the beauty of nature. These passions keep me grounded and invigorated, enabling me to bring my best self to all aspects of life.

Born and raised in Tallahassee, this city is truly my home, and I take great pride in serving the community I know so well. I graduated from Florida State University in 2018 and earned my real estate license shortly thereafter. Having grown up in the area, I’ve gained a deep understanding of Tallahassee and its surrounding regions, which allows me to offer valuable insights to clients, landlords, and tenants alike. 

I joined the Proper team in 2017 as a property manager, and I’ve never looked back. With six years of prior customer service experience, I was well-prepared to excel in property management by listening to and effectively communicating with clients to ensure their needs were met. My goal has always been to provide a seamless experience for everyone I work with. 

Now, as the Business Development Manager, I’m focused on helping our team grow and building lasting relationships with both new and existing clients. My commitment to excellent service and my passion for this community continue to drive my work every day.

My name is Nicholas Podvia, and I’m originally from Amelia Island, Florida. I graduated from Florida State University in December 2023 and began my journey with Proper-T Management as a leasing agent in June of the same year. Outside of work, I enjoy staying active with hobbies like golf, soccer, and fishing. I’m also passionate about traveling and exploring new cuisines—being a foodie, I’m always on the lookout for restaurant recommendations, especially here in Tallahassee!

Orion Price is a seasoned professional with a solid background in management, customer service, and technical expertise. As a former General Manager at Verizon, Orion demonstrated an exceptional ability to lead teams, streamline operations, and deliver results in a high-demand retail environment. Orion’s journey began with six years of service in the United States Air Force, where they honed technical and leadership skills as an Egress Systems technician and gained experience in roles such as Unit Fitness Monitor and Assistant Unit Deployment Manager. This military background laid the foundation for a steadfast, optimistic approach and a solutions-oriented mindset. 

Today, Orion is excited to be the linchpin connecting property owners and tenants with seamless solutions, ensuring that the process is as smooth and effortless as possible for both parties. Known for an unwavering commitment to customer satisfaction, Orion combines a positive, can-do attitude with a focus on delivering high-quality service, fostering trust, and exceeding expectations in every professional setting.

My name is Zane Holly Cleveland and I am a Property Manager, Investor, Homeowner and Realtor.  I started my Real Estate Career in Western NY, working in the Rental Division of a Family-owned Real Estate Firm.  I transitioned into Selling Real Estate and was a Multi-Million Dollar Salesperson.  I relocated to Jacksonville, Florida in 2012 and began my journey again in Property Management.  I absolutely love all things Real Estate and have made it my Career Choice.  My goal is to help people meet their Real Estate Goals and make friends along the way!

Vanessa Franks is a property manager for Proper T Management Services based out of Milledgeville, GA.  In this role, she is responsible for overseeing the day-to-day management and operations of a number of commercial and residential properties located in the Milledgeville area. Vanessa is also a licensed real estate agent in the State of Georgia.  She is a member of NAR as well.

With more than ten years of property management experience, Vanessa has managed all types of commercial, residential and mobile home park properties.  Vanessa has strong  knowledge of real estate contracts and property law.  She is responsible for following up on any requests with tenants, maintaining lease data and overseeing tenant relations.

In her free time, Vanessa spends time with her animals and she loves to fish.  Most would say she is always in a great mood and does her best to be a positive influence for anyone that she comes into contact with.

Hello! I'm Janice Santiago, the Assistant Property Manager for Red Team Tallahassee at Proper-T Management Services. I am dedicated to overseeing residential properties effectively. My expertise lies in managing day-to-day operations, ensuring the satisfaction of tenants, and maintaining the highest standards of property upkeep. I am passionate about delivering exceptional service and ensuring that every property I manage runs smoothly and efficiently. 

Outside of work, I am committed to maintaining a well-rounded lifestyle, balancing my professional endeavors with personal interests. This helps me stay creative, motivated, and focused. With a strong sense of integrity and a commitment to continuous growth. I am always looking for ways to improve the efficiency of property operations and enhance tenant experience through innovative solutions. Additionally, I value the importance of clear communication and problem-solving, which has been key to my success in the field. When I am not working, I enjoy spending time with my family, cooking food and watching movies with them, which helps me maintain a well-rounded lifestyle and stay focused in my professional career. My name is Christopher Posey, and I’m a Leasing Agent here at Proper-T Managment Services. Originally from Wakulla County, Florida, I recently graduated from Florida State University with a bachelor's degree in real estate. Real estate has always been my passion, and I’m excited to have the opportunity to build my career in property management. I am committed to helping clients find the perfect rental properties while ensuring a smooth leasing experience. With a strong understanding of the local market, I strive to provide exceptional service to future tenants.

Kim Lovern serves as the Bookkeeper for Proper-T Management Services, where she brings a strong background in accounting and financial administration. Originally from Tallahassee and raised in Jacksonville, Kim earned her Bachelor of Arts in Accounting and Business Administration from the University of North Florida in 2014. She went on to complete her Master of Business Administration at Jacksonville University. 

Kim is a QuickBooks Online Advanced ProAdvisor, and her commitment to accuracy, organization, and continuous improvement makes her a valuable asset to the Proper-T team. 

Outside of work, Kim enjoys traveling in her RV and has been an avid camper since 2016. Her two dachshunds, Daphne and Brudder, are her loyal companions and never miss a trip.

I'm Angel Gudes, the Maintenance Coordinator at Proper-T Management Services. I specialize in handling maintenance requests, coordinating with vendors, and ensuring tenants and property owners receive prompt, efficient, and quality service. 

With a strong background in customer service, property management, and virtual support, I am organized, responsive, and solution-oriented in every task I handle. I believe that great property management starts with attention to detail, clear communication, and a genuine commitment to care. 

I enjoy being part of a team that works hard to maintain safe, well-managed properties and create positive experiences for everyone involved. When I’m not working, you’ll often find me exploring nature through hiking, relaxing with music, or playing instruments to unwind. I also cherish spending time with my family and catching a good movie. These activities keep me energized and help me bring a well-rounded perspective to my work.

I’m Mae Villasoto, a proud member of Proper-T Management Services, where I serve as an Assistant Property Manager. In my role, I help oversee the day-to-day operations across multiple properties. This includes coordinating maintenance requests, supporting tenant relations, handling leasing documents and renewals, and ensuring compliance with property regulations, and helping streamline administrative processes to keep everything running smoothly. 

I take great pride in being reliable, organized, and detail-oriented—qualities that help me provide excellent service to both our tenants and team. Whether it's resolving an urgent issue or jumping in to support a teammate, I’m always ready to lend a hand.

Outside of work, I recharge by spending quality time with my family. I love relaxing at the beach, camping in the mountains, and enjoying karaoke nights with loved ones. Being outdoors and making lasting memories with the people I care about brings me so much joy.
