Am I required to make my property available to Section 8?
No, you are not. It is the owner of the property's sole discretion if they would like to make their property available to Section 8. -
Are you licensed?
Yes, we are! We hold active Real Estate Broker Licenses in Florida, Georgia, and North Carolina allowing us to manage real property and assist our clients with sales as well. -
Is your team available after hours?
Yes! We have a 24/7 after hours emergency line for any urgent property emergencies and, for non-emergency contacts, our property owners and residents are always able to email or message their property manager for a prompt response the following business day. -
Can my monthly rental proceeds be deposited directly into my account instead of waiting on a check?
Yes! We require all owner payments to be made via ACH to expedite your access to the money and increase security by minimizing the risk of check fraud. -
Do I have to sign all of the leases?
No, we take care of that for you. All of our leases are electronically signed by our residents and managers and stored on each resident profile for easy reference. -
Change: Can you help me buy and sell real estate as well?
Absolutely! With Proper Real Estate Advisors (our partner company) we have dedicated sales agents who share our commitment to a high level of customer service. -
How and when do I get my checks?
You don't have to wait on checks! We operate with an ACH agreement with all of our investors so that funds are sent to you much quicker. The owner payout will be directly put into your account via ACH. -
How is rent collection handled?
As a convenience for our residents, we offer electronic payments, and each month, over 95% of our rents are collected online. -
How long of a lease do you sign?
Each of our lease terms is limited to 12 months. -
How much security deposit do you hold for each lease?
Each lease typically includes a deposit amount of at least one full month's rent. -
How soon can you start managing my property?
We're ready to get started today! Because we want to make sure you're set up, we do have a step by step process to work through, and there's no better time to start than right now! -
What type of properties do you manage?
We specialize in the management of single-family homes, townhomes, and small-to-medium-sized multifamily properties. We also manage light commercial properties on a selective basis. Our focus is on providing full-service, results-driven management for investment property owners. -
What type of reports do I get and how often?
Each month, we provide your personal Owner Statement (showing a summary of the previous month's activity) via your online owner portal. We also share each property inspection and any other documents as needed. -
Who holds the tenant security deposit?
Proper-T handles the security deposit on your behalf. All security deposits are held in appropriate trust accounts in accordance with state law, and protected by the financial institution.
