Rental Qualifications
To qualify for a rental property with Proper-T Management Services, each applicant over the age of 18 must submit a separate application along with a non-refundable $75 application fee. Applicants are required to provide a valid government-issued photo ID, proof of income showing monthly earnings of at least three times the rent amount (via the last three pay stubs or previous year’s tax return), and three years of residential history with contact information for previous landlords or property managers. All applicants must also pass a full screening process, which includes a credit check, background check, rental history review, and criminal history report. No application will be approved without all required documentation and successful completion of these screening reports.
If applying with a co-signer or guarantor, the guarantor must provide the same proof of income and demonstrate monthly earnings of at least five times the rent amount.
For properties that allow pets, all pets are subject to approval. Applicants must submit a photo of the pet, current vaccination records, and proof of pet insurance. A non-refundable pet fee and/or pet rent may apply. In addition, all applicants—regardless of pet ownership—are required to complete a PetScreening profile as part of the application process.
